Naas has changed a lot over the past thirty years. What We See Most on Naas Roofs
Older properties near the town centre tend to have natural slate, which is great material but the mortar around the ridges and chimney stacks does not last as long as the slate itself. Repointing is one of the most common jobs we do on these homes. Failed lead flashing around chimneys is also something we come across regularly, and it tends to be the cause of those stubborn damp patches that keep coming back no matter what you do inside.
On the big estates from the 1980s and 1990s, concrete tiles are standard. At thirty to forty years old, the mortar on the verges and ridges has usually started to go, moss has settled in on the north-facing slopes, and flat roofs on garages and extensions are either due for attention or well past it. If your home is from this era and the roof has not been looked at in a while, it is definitely worth getting someone up there before autumn arrives.
The Issues That Come Up Most
Ridge and verge repointing is by far the most frequent job, followed by flat roof repairs or full replacement. A lot of the felt roofing on 1980s and 1990s extensions has simply run its course, and repeated patching tends to become a false economy. Replacing it properly with a modern EPDM or fibreglass membrane is usually the better call and works out cheaper in the long run.
Guttering problems come up a lot too. A blocked or sagging gutter that overflows during heavy rain will gradually damage the fascia behind it, and once rot sets in there you have a bigger job on your hands than a simple gutter clean.

Most of the time, a targeted repair is all that is needed. If the roof is in decent shape overall and there is one specific problem, we fix that problem. Replacement starts to make more sense when the same spots keep failing year after year, or when there are several things going wrong at once on a roof that is getting on in age.
