Why Autumn Is the Right Time
Small roofing defects are largely dormant during a dry summer. A cracked mortar joint, a slightly lifted ridge tile or a section of ageing felt causes no obvious problems when there is no rain to find them. The first sustained autumn downpour is what activates those weaknesses, and by the time a damp patch appears on a ceiling, moisture has usually been inside the roof structure for some time. Catching these issues in September, while they are still minor, is almost always cheaper and simpler than dealing with the consequences later.
The Repairs That Come Up Most

Check the verges on the gable ends for crumbling or missing mortar, and look at the chimney stack for obvious cracks. Inside, check the attic on a bright day for pinpoints of daylight, and look for any staining on the timbers or felt. After the first heavy rain of the season, check your upstairs ceilings. A new damp patch is worth investigating promptly.
